Booking and Payment
When you make a reservation, you will receive a Booking Invoice. This Booking Invoice becomes a binding agreement when we receive your payment on our bank account, on our Flipkey account or on our Paypal account.
This Rental Agreement state the terms and conditions concerning the Tropical Villa rental between you (the ‘Tenant’) and us (the ‘Owner’) of the Tropical Villa. Your sending payment in response to our Booking Invoice or Flipkey Payment Request constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed below. The duration of the agreement ends on the last date of your booking period.
Included in the rent:
The use of gas, change of bed linen and (beach) towels once a week, pool cleaning and maintenance, the use of water and for the pool and the garden (the Tropical Villa has its own deep well).
The use of water and electricity during your stay. The electricity and water meter will be checked by our administrators in your presence at arrival and departure. We will ask a compensation for the actual consumption during your stay at a rate of € 9,- per m3 (rounded up in units of 0.5 m3) for water and € 0,50 per kWh for electricity. The costs will be settled with the deposit, when the costs exceed the amount of the deposit they must be settled in cash upon departure.
The deposit for the villa and/or the car will be refunded to you, after clearing of any damage and after clearing of costs for water and electricity, within 10 days after departure.
If a booking is cancelled the Owner will try to find an new tenant for the period that has been cancelled.
If the Owner succeeds in finding an new tenant you pay cancellation costs of € 150,-.
If the Owner only finds an new tenant for part of the period that has been cancelled you pay cancellation costs of € 150,- and the amount of the rental costs for the days that no new tenant has been found.
If the Owner cannot find a new tenant for the period that has been cancelled the total amount of the rental costs is due.
A cancellation made by the principle Tenant will also be valid for any other tenants staying at the property at the same time as the principle Tenant.
If the Tenant leaves before the departure date stated in the Booking Invoice there will be no refund.
We advise you to take out a cancellation insurance
Check-in and Check-out
Unless agreed upon otherwise, you may check in to the Tropical Villa after 4 pm. Tenants must vacate the Tropical Villa before 12 am. Please inform us if your flight number for arrival or departure is changed so our administrators know when you will be arriving.
The Tropical Villa is managed by our Dutch administrators: Sjaak Janssen and Marcel Aarts, both speak English, Dutch and German. They will welcome you upon arrival and inform you of everything you’ll need to know about the Tropical Villa. The administrators live just around the corner of the Tropical Villa, so you can always address all your questions and requests directly at them.
Use of air conditioning and water
We advise the Tenant only to use the air conditioning if necessary; not during the day in the bedrooms when the windows are open or when nobody is home. Unnecessary use of air conditioning is the main course for high electricity consumption. Because all water on Curaçao is purified sea water, water is relatively expensive, so we advise you not to waste any water.
Smoking is allowed in the outdoor areas and porches. It is not allowed to smoke indoors.
It is not allowed to start an open fire in or around the villa.
Pets are not allowed in the villa unless agreed upon otherwise.
Use of the villa
The Tenant will take into consideration the conception of proper behaviour that applies when living in a respectable residential area. Therefore the tenant will not cause the neighbours inconvenience in any sort or form. The tenant is not allowed to have a party or gathering of some sort for more than the booked number of people unless agreed upon otherwise with the owner. It is not allowed to have more than the booked number of people staying at the villa.
Use of the pool
It is not allowed to have glass in or near the pool. If glass does fall into the pool the tenant must warn the administrators and the guest will be charged for the costs of emptying and cleaning the pool in order to clear it from glass. It is not allowed to touch the pump or chloride tablets. These chloride tablets can cause burn en redness when touched. The owner cannot be held responsible for this.
The pool service comes twice a week on Monday and Thursday to maintain the pool, you don’t have to stay at home for them.
If there is something wrong with the pool call the managers Sjaak and Marcel they are the only ones to give orders to the pool service. The pool house is closed for a reason, never ever touch the pump or the chlorine tablets.
Pool water has a delicate balance, it can happen that the water all of a sudden turns green or cloudy because of unforeseen (weather) conditions, if this happens please call the managers. They will take it up with the pool service and try to solve it as soon as possible. These are circumstances beyond one’s control we cannot be held liable and/or we will not grant any form of restitution.
Inflatable toys and balls for in the pool you will find in the racks in the front room before the so-called maids room (apartment). There you will also find snorkel gear and beach ball and badminton sets.

The Tenant is expected to take proper care of the villa and its furnishings and of the car and is responsible for any damage incurred to the property during the rental period whether caused by him/herself, the joint tenants or any third parties. If any damages occur you are to report this to the administrators within 24 hours. If the damage is caused by your own doings and not the result of normal usage and/or wear we will charge you for the replacement costs. The initial expense of € 25,- per stay will not be charged to you if you have informed our administrators in time of the damage.
The owner cannot be held liable for:
• Theft, damage or loss of the Tenants belongings during the rental period;
• Accidents in and around the villa;
• Temporary malfunctioning of equipment in and around the villa and temporary electricity or water failure;
• Circumstances beyond control.
The owner has insured the villa and the car against customary risks on customary conditions at a local insurance company. Your personal belongings are not insured on our insurance policy. We advise you to take out a travel insurance.
The kitchen equipment and outdoor kitchen has to be clean upon departure. Waste is to be deposited in the containers. The electricity and water meter will be checked by our administrators in your presence at arrival and departure. The costs will be settled with the deposit.
If the rental period is more than two weeks, the use of water and electricity is settled between times and the meter will be checked again upon departure.
If the Tenant has any questions or problems he/she can address our administrators at any time. Please bear in mind that the villa has to be cleaned regularly and that the garden and the pool are maintained on a weekly basis and on occasion critical repair work has to be done therefore the staff will sometimes have to enter the villa or the garden.
Application of the Booking Conditions
In case of non-observance of the agreement, the owner reserves the right to deny the tenant access to the villa without any form of restitution.
